This guide covers the main Bexley community. Del Webb Bexley is a separate 55+ community with its own HOA, CDD, and amenities, and isn’t covered here.
Plenty of new communities clear the land and plant a few palms. Bexley was laid out around ponds, preserved land, and a trail network that winds between neighborhoods, so nature isn’t just a buffer along the edges. It’s part of the daily walk.
“One of my favorite things about Bexley is how much nature still feels like part of the community. You can be walking the trails and see deer, rabbits, armadillos, birds and, yes, the occasional alligator. Some people get nervous about the gators. I actually love it. It makes Bexley feel like there’s still a balance between what was built here and what was here first.”
Annie OIf you’re moving from somewhere without ponds in every direction, know that wildlife comes with this kind of setting. Give it space, and you’ll probably end up enjoying it as much as we do.

Bexley’s official community site says the final new home has been sold after about nine years of building. You’re not shopping builder floor plans anymore. You’re comparing individual homes, each with its own history.
Single-family homes in a range of sizes and lot widths, plus townhomes and villas. Several builders worked in Bexley over the years, so floor plans, construction details, and finishes vary from street to street.
Two homes a block apart can live very differently. Lot position, pond or preserve views, roof age, insurance, upgrades, and the fees tied to that parcel all change the math.
We don’t post stale stats here. Ask us and we’ll pull current Bexley MLS activity, including active listings, recent sales, and how fast homes are moving.
Checking a specific home? Look at its flood zone too. Our Land O’ Lakes flood zone guide explains what to look for.
Skip the brochure checklist. Here’s how Bexley’s amenities fit into a normal week.

Access rules, hours, and reservations are set by the community. Confirm details with the HOA before counting on a specific amenity.
“The Hub gives Bexley a little Midtown Tampa energy, just in the suburbs.”
The Hub at Bexley is a retail and dining center at the community’s front door on State Road 54. It’s separate from the residents’ clubhouse. The clubhouse is for Bexley residents. The Hub is open to everyone.
That combination is a big part of why Bexley feels more complete than a typical subdivision. Dinner, coffee, or a haircut doesn’t automatically mean a drive down SR 54.
Tenants change over time, so we keep this list general. Check The Hub’s current lineup before you go.
In a lot of neighborhoods, people drive in, the garage door goes down, and that’s the day. Bexley gives you more reasons to come out.
One example from Annie’s own experience: a resident-led neurodivergent game night that meets monthly. It isn’t an HOA or CDD program. It’s one of several groups residents organize themselves.
You don’t have to join everything. The point is that the option is there if you want it.
Programming changes season to season. Ask us, or the HOA, for what’s on the current calendar.
A Pasco County public elementary school located inside the community at 4380 Ballantrae Boulevard. For some homes, it’s within walking distance.
Middle and high school assignments depend on the specific address, and attendance boundaries can change. Living in Bexley doesn’t automatically guarantee a particular school. Verify the address with Pasco County Schools before you make an offer.

Bexley has both. They’re different things, they’re billed differently, and the amounts can vary from one home to the next. That’s why we don’t publish a single number.
A private association that maintains common areas and amenities and enforces community rules and architectural standards. You pay it as dues. Some sections, such as townhomes and villas, may have additional dues that cover things like exterior maintenance.
A special-purpose local government. The Bexley CDD can levy assessments to pay for community infrastructure and to operate and maintain certain facilities. CDD assessments are typically collected on your Pasco County property tax bill, not with your HOA dues.

Bexley’s main entrance is on State Road 54 at Bexley Village Drive, just east of the SR 54 interchange with the Veterans Expressway and Suncoast Parkway. For a lot of residents, that toll road is the main route south toward Tampa, and it’s right there.
How long your drive takes depends on where you’re headed and when. We’d rather you test it than trust a number on a website, so drive your actual route at your actual commute time before you commit.

Ponds, preserve land, and wildlife that make daily walks feel less like laps around a subdivision.
Events, clubs, and shared spaces that make it easier to actually know your neighbors.
Clubhouse, café, pools, fitness center, game room, playgrounds, and dog parks.
Restaurants and everyday services at the entrance, so not every errand starts with a drive.
The Veterans Expressway and Suncoast Parkway interchange is right next to the main entrance.
Community standards help keep streets, landscaping, and common areas looking cared for.
No community is perfect for everyone. Here’s what we’d want you to know before you fall for the clubhouse photos.
Bexley is a community where people pay attention to how the neighborhood is maintained. That’s a positive if you value community standards. The flip side is that some residents can be pretty vocal about what they believe is or isn’t a violation, like lawn maintenance. If you want a neighborhood where nobody notices how long your grass gets, an HOA community like Bexley may not be your best fit.
You’ll budget for both. The CDD shows up on your property tax bill, so compare the full yearly cost of ownership, not just the list price and the HOA dues.
The natural setting is a big part of the appeal. It also means water, wildlife, and insects come with the territory. Look at what sits behind and beside a home, not just the home itself.
Builder, age, roof, insurance, upgrades, any solar contract, and fees can vary a lot between homes that look similar online.
Toll road access is excellent. Depending on where you’re headed, SR 54 traffic may still be part of your day.
